Title Insurance
Title insurance is a form of indemnity insurance that protects the holder from financial loss sustained from defects in a title to a property. The most common type of title insurance is lender's title insurance, in which the borrower purchases coverage only to protect the lender.
Title Search
A title search is an examination of public records to determine and confirm a property's legal ownership, and find out what claims or liens are on the property. A clean title is required for any real estate transaction to go through properly.

As an Escrow Service provider, we reduce the risk of fraud by acting as a trusted third-party that collects, holds and only disburses funds when both Buyers and Sellers are satisfied.
1031 Exchanges
The term 1031 Exchange is defined under section 1031 of the IRS Code. (1) To put it simply, this strategy allows an investor to “defer” paying capital gains taxes on an investment property when it is sold, as long another “like-kind property” is purchased with the profit gained by the sale of the first property.

Denis Cohrs
Mr. Cohrs holds a bachelor’s degree in accounting from the University of South Florida (1981) and a Juris Doctorate from Stetson University College of Law (1984). Mr. Cohrs practiced accounting in Tampa Bay as a Certified Public Accountant prior to attending law school.
Mr. Cohrs has practiced law in the Tampa Bay area and has been a part of the Tampa Bay community for the past 27 years. Mr. Cohrs is Board Certified in Real Estate by The Florida Bar.
Deborah Kelly
Deborah is our Senior Closing Specialist and prior to working with Sound Title, Deborah had been the Closing Specialist with another title company since 2013. In addition to title company experience, Deborah has been licensed as a realtor since 2010.
Deborah enjoys seeing the beginning to the end of her transactions and will do everything in her power to make your transaction run as smoothly as possible.
